Three Pathways

Buying a Condominium Unit

Purchase a freehold condominium unit with a sale & purchase contract.
Purchase price must be not less than 3,000,000 THB.
Purchase contract required as proof of ownership.

Leasehold Condo or House

Lease term must be more than 3 years.
Leasehold valued at more than 3,000,000 Baht.
Lease agreement, proof of payment & property title deed with applicant's name required.
03

Renting a Condo or House

Minimum rent of 85,000 Baht per month.
Advance payment: 3 months for 1st immigration visit; 12 months for 2nd visit (Long Stay Visa).
Must show proof of advance rental payment to lessor.

Must have a relationship both de jure (legal) and de facto with the primary applicant.

Children

Biological, adopted, or step-children. Must be unmarried, living in the household, and under 20 years old.

Parents

Father or mother of the applicant. Must be 50 years of age or older.

Important: Foreign documents must be translated into Thai and certified by a translation institute recognized by the Department of Consular Affairs. Required documents include: Application Form, Passport of Applicant, Passport of Family Member. Relationship proofs: Marriage Certificate (spouse), Birth/Adoption Certificate (children), Birth Certificate of Applicant (parents).
